We acquired this purpose-built, freehold block of three flats in March 2016, completing just before the stamp duty change took effect. Very little work was required, other than refreshing the units and resolving minor damp issues in two of the flats, so we simply painted, did some minor updating of the bathrooms and kitchens and replaced flooring.

An unanticipated issue came just as we were in the process of selling, in the form of an enforcement notice from the council! We had installed raised decking at the rear of the garden flat, without knowing that if decking is more than 35cm from the ground, it requires planning. We removed the offending fixture and rebuilt it, in consultation with the planning officer, and the project was only delayed by a couple of weeks.
